As your ca transaction coordinator, we always strive to provide the best customer service possible in the dealings with all parties involved.
· Review signed listing agreements for accuracy
· Open Escrow and order prelim
· Confirm seller on preliminary report. If in a trust or other entity, make sure RCSD is in place, with any other documentation needed
· Order Natural Hazard Disclosure Report
· Assist in Ordering HOA Docs, if applicable
· Schedule inspections if needed
· Prepare Disclosure Package for seller to fill out and sign
· When Seller Returns Fillable Disclosures - review the TDS and SPQ, SFSD or other local disclosures for completeness and correctness.
· Organize Disclosure Package in Homelight (previously Disclosures IO)
· When property goes into escrow the below Contracts services apply
· Review signed purchase contract for accuracy, signatures and initials
· Create Escrow Timeline
· Send intro email to client and the rest of the transaction parties
· Send disclosure package to client for signatures (for buyer representation)
· Schedule buyer inspections if needed
· Follow up on Initial Deposit with escrow
· Send seller signed disclosure package to Buyers agent and TC (for seller representation)
· Order Home warranty
· Keep track and send reminders of contingency removal dates
· Coordinate all aspects of the transaction with the other side’s TC and agent, escrow officer and lender
· Upload all disclosures, documents, and reports into your company online transaction management service as they are received or fully executed throughout the transaction
· Make sure file is complete before close of escrow
$400 per transaction (residential 1-4 units)
$450 per transaction with HOA
$600 for dual transaction (same agent representing both buyer and seller)
$600 for commercial
$800 Multi-Family 5-10 units
· Enter your listing into the MLS
· Listing intake form filled out by agent is required
· Upload disclosure packet or link
· Upload all photos
· Enter open houses, when needed
· Change status if needed
· Issue addenda or amendments to address modifications and revisions
· Issue repair requests and responses
· Issue extensions, Notices to Perform, Demands to Close
· Issue Contingency Removal forms
· All of the above will be drafted from agent exact specifications and emailed to agent for approval before sending for signature
· Schedule inspections. Provide buyers with inspection schedule with times, prices and payment types (for Purchases)
·Include Transaction Coordinator in all email correspondence.
·Provide any LOCAL or County Specific required disclosures where the transaction takes place, including any Point of Sale Inspections.
